OK to Sell Timeshare without Escrow?

Question:

I live in California and I have a fee simple timeshare in California that I am selling for less than $4K to someone who lives in Arizona. We were going to do an escrow but the buyer feels it is unnecessary for such a small amount.

He has verified that all the timeshare association fees are up to date and he has verified that the taxes are paid.

He plans to come to California next week with cash in hand at which time I will execute a quitclaim deed in his favor. Then I have to pay the timeshare association a small transfer fee.

Is there any way *I* am at risk by selling the timeshare in this fashion without an escrow?

There are (3) ways that I know of to sell timeshare.

1) E-bay

2) Let it go into foreclosure

3) Pay to list it in the ERA guide (where only a tiny fraction sell)
