Lake Tahoe Timeshare-need experiences

Question:

Just posting again to get more opinions about these guys. Why?

I had a situation in Lake Tahoe in which I was talked into " discounted tickets" in return for seeing a 45 minute presentation on time shares! Wasted a good chunk of the day with my wife and son. I was so ticked off at myself and so ticked off at the time share place that I didn't un-stew until well into the afternoon! Never again.

I had a sneaky suspicion the first time my family went to Las Vegas the first week in August. ( We had a blast!) Sure enough, there are people hawking free shows, free this, free that, " Do you have plans this evening?" ,

They're pretty agressive too, but I'm even more aggresive about saying NO, I'll pass, and other comments in order to keep on stepping.

I mean really. Why get a timeshare in that town when you're surrounded by fine hotels with great rooms and amenities?

Answer:

The key to getting out of these timeshare presentations quickly, is to view the property, and listen to the presentation, then when they start the hard sell, tell them you want to check out the TIMESHARE RESALE MARKET first. In my experience, that shuts them up fast since they know, that you know that the resales go for 40-60 cents on the dollar of new, and that you are not a buyer. . At that point all they want to do is give you your "gift" and get you out so they can seat another mark.

I did that last year up in S Lake Tahoe and got a $150 value tour/restaurant package for 2 hours of my time. (That works out to making $75 and hour, not bad) Once I said resale, they couldn't get us out soon enough. If they persist, just raise your voice a little so the marks in the closing room hear "Fifty cents on the dollar for resales". Works every time. As an example, we visited a large, luxury timeshare property at Ski Run Blvd @ S Lake Tahoe Blvd. New units were going for $18,000+. The resales for similar units/similar weeks were in the $8,500-$9,000 range. Just do a google search for timeshare resale and you will get thousands of hits. You can probably even find the same resort listed for a great price idea for the closers. There are even some (Brick & Mortar) real estate agencies that specialize only in timeshare resales. There are several in SLT.

Many folks succumb to the hardsale, only to find out that they really can't afford it, can't get away every year, or due to layoffs/downsizing don't have the money.

If you are in the market for a timeshare, remember, it's not like a new house where you are the first and only resident. Even if you are the first party to use a unit, the next time you return, 51 other groups will have used that unit.
